Lots That Carry Trucks and Shed Snowmelt
Parking lot paving covers new construction, mill-and-overlay resurfacing and full reconstruction of commercial pavement. Oshkosh is home to Oshkosh Corporation's headquarters, UW-Oshkosh with roughly 15,000 students, Amcor, hospitals, schools and a long list of retail and service businesses, and every one of them depends on pavement that drains and holds up under traffic. Lots also take a heavy load from plows, refuse trucks and deliveries that cars never apply.
Design by zone
One thickness rarely fits a whole lot. Car stalls, drive lanes, truck routes and dumpster pads see very different loads. Cost guides put commercial asphalt at 4 inches or more; heavy truck lanes and loading areas often need more, along with a deeper stone base on clay soils. We lay out each zone separately and price it that way.
Water and snow
Most lot failures start with water. Low spots, clogged or poorly placed catch basins and snow piles that melt across the pavement and refreeze overnight all break asphalt down. In a reconstruction or overlay we set grades so water reaches the drains, and we ask where snow will be stored so meltwater has a path off the lot.
Mill and overlay
When a lot's base is still sound but the surface is worn, milling off the top and paving a new surface course can restore it for much less than reconstruction. Milling at curbs, drains and doorways keeps heights right. Areas where the base has failed are cut out and rebuilt first.
Phasing and events
We split lots into phases so entrances stay open and parking remains available. For lots near Wittman Regional Airport and along the routes into EAA AirVenture, which draws more than 600,000 people each year, we schedule around the event.
Right-of-way work
New driveway entrances, apron changes and work on the city sidewalk require Oshkosh right-of-way permits and licensed excavation contractors. We include those steps in the plan when the project reaches the street.
Churches, schools and apartments
Church lots that fill up once or twice a week, school lots with bus loops and apartment lots with assigned parking each need a different phasing plan. We work around services, the school calendar and tenant notices.
Maintenance plans
A new or resurfaced lot lasts longest when it is maintained on a schedule. A common plan is crack filling every year or two, sealcoating every few years, prompt patching of any failures and restriping after each seal. We can lay out a multi-year plan so maintenance costs are predictable and nothing is left until it becomes an emergency.
Accessible routes
When a lot is reconstructed or restriped, accessible spaces, aisles and the route to the building entrance need to meet current standards. We check the layout before final paving so slopes and markings work together.

Parking Lot Paving Questions
How long does a parking lot last?
HomeAdvisor puts the usual repaving interval for a parking lot at 15 to 20 years. Crack filling and sealcoating every few years help stretch that.
Can you pave while we stay open?
Yes. We work in phases, keep at least one entrance open and can schedule nights or weekends.
Mill and overlay or reconstruct?
If the base is firm and drains, mill and overlay. If large areas are rutted or alligator-cracked, those need full-depth reconstruction. Many lots get a mix.
Do you handle striping after paving?
Yes. Striping is a separate service and is scheduled once the asphalt is ready.
