Where Kimberly-Clark Began

Asphalt paving in Neenah serves a city whose growth followed the paper industry. Kimberly-Clark formed here in 1872, Neenah became a city in 1873, and paper and foundry work shaped it for the next century. The population went from 12,437 in 1950 to 18,057 in 1960 and 22,902 in 1970, then grew slowly to 27,319 in 2020. That means a large share of Neenah's driveways were first paved in the 1950s and 60s, and many have been overlaid or patched more than once since.

Doty Island and the older core

Neenah shares Doty Island with Menasha, where the Fox River leaves Lake Winnebago. Homes on the island and in the older blocks nearby often have narrow drives, detached garages and lots laid out before cars were common. Those drives are low to the lake and river, and water lingers after storms. Replacement usually means rebuilding the base with plenty of stone and setting the slope so water reaches the street or yard instead of the garage.

1950s and 60s neighborhoods

The neighborhoods that filled in during Neenah's fastest growth are now sixty-plus years old. Common problems include aprons that sit low against the street, edges crumbling into lawns and surfaces built up by repeated overlays until they meet the garage with a lip. When the base has failed, we take the old layers out, rebuild and pave at the right height.

Lake and river ground

Neenah sits on Lake Winnebago, Little Lake Butte des Morts and the Fox River, and Winnebago County's lake clay underlies much of the area. Clay holds water and weakens during the spring thaw. We dig and probe where pavement has failed to see whether wet clay is the cause.

Industry and headquarters

Besides Kimberly-Clark and Essity operations, Neenah is home to Plexus, J. J. Keller and Associates, Miron Construction and Menasha Corporation, and Neenah Foundry makes manhole covers here. Office campuses, plants and the retail along I-41 on the west side all carry heavy daily traffic and plow damage. We handle commercial patching, crack filling, sealcoating, overlays and striping, phased around shifts.

Snow and seasons

The Fox Cities see long winters with frequent freeze-thaw. Paving waits for thawed, dry ground in late spring; crack filling is best in the fall, before freeze-up.

Planning around the seasons

In Neenah the paving calendar follows the frost. We schedule full replacements from late spring, once the ground has thawed and dried, through mid-fall, while the base is still warm enough for hot mix to compact. Sealcoating fits the warmest, driest weeks of summer. Crack filling is a fall job, done after the summer heat but before freeze-up, so the cracks are partly open and the sealant has the whole winter to keep water out. Booking early in the year usually gets the best dates.

What owners usually ask for

Most Neenah calls fall into three groups: older homes where the driveway needs to come out entirely, mid-life driveways that need patching, crack filling and a sealcoat, and businesses that need a lot repaired and restriped. Each gets a different scope, and we tell you plainly which group your pavement falls into.

Neenah Questions

My Doty Island driveway stays wet. What can be done?

We rebuild the base with more crushed stone, set the slope so water leaves the drive, and sometimes add fabric under the stone to keep clay from mixing in.

Our driveway is higher than the garage floor after several overlays. Can you fix it?

Yes. We remove the built-up layers, correct the base and repave so the garage threshold is flush.

Do you work on business lots along I-41 in Neenah?

Yes, including patching, sealing, overlays and striping, scheduled around shifts and business hours.

When should I fill cracks?

In the fall, before freeze-up, so water stays out of the base all winter.

How much does it cost to replace a two-car driveway in Neenah?

National guides put a 500-square-foot asphalt driveway at roughly $2,500 to $6,000, before tear-out or extra base work. On wet clay, base work can add to that. Your written quote after a site visit is the actual price.
