A Settled City on the Fox

Asphalt paving in Menasha is mostly renewal work in neighborhoods that have been established for generations. Menasha was settled in 1835, became a city in 1874 and held near 14,700 residents from 1960 through 1990 before growing to 18,268 in 2020. With so little change for decades, most Menasha driveways are old, and many have reached the point where patching and sealing no longer keep up.

A city on the water

Menasha lies on the Fox River and Lake Winnebago, and part of Doty Island is inside city limits. The 1849 navigation channel through Menasha's north channel shaped the city's early industry. Today, lots near the river and lake are often low and wet, sitting on the clay-rich lake sediment found across much of Winnebago County. Those conditions call for a deeper stone base and careful drainage.

Two counties

Menasha spans Winnebago and Calumet counties, with about 15,144 residents on the Winnebago side and 2,209 on the Calumet side in 2020. Older neighborhoods are concentrated near the river; the eastern side includes newer homes. The work differs accordingly: full replacement in the old core, maintenance and overlays on newer drives.

Paper and packaging heritage

Elisha D. Smith founded Menasha Wooden Ware in 1849, which became Menasha Corporation, and paper mills such as the George A. Whiting, John Strange, Island and Gilbert mills followed. Workers' homes from that era tend to have narrow lots and tight drives. We plan access carefully and protect neighboring property.

Parks and lowlands

Smith Park, established in 1897, and the 91-acre Heckrodt Wetland Reserve show how much green and wet ground lies within the city. Homes near the wetland and other low areas see more groundwater in spring. When we see recurring heaves or soft spots there, we dig to find out whether wet clay is the cause and fix it before paving.

Commercial lots

Businesses, churches and apartment buildings across Menasha have lots that need routine crack filling, sealcoating, patching and restriping. We phase work so parking stays available.

Seasons and scheduling

Paving in Menasha follows the ground, not the calendar. Full-depth work starts once frost is out and the base has dried, usually by late spring, and continues into fall while hot mix still compacts well. Sealcoating needs the dry, warm weeks of summer. Crack filling is best in the fall, before freeze-up.

Before and after street work

When a city street is reconstructed, the curb and apron can change height, leaving the driveway too high or too low where it meets the street. If your block is due for street work, it often makes sense to wait and match the new grade. If the street was just rebuilt, we can adjust the end of the driveway so water does not pond at the joint.

Working on tight lots

Many older Menasha homes sit close together. We protect neighboring lawns, fences and driveways during tear-out and paving, and plan haul routes before the job starts.

Calumet side neighborhoods

On the Calumet County side of Menasha, east of the lake, newer homes on wider lots tend to have attached-garage driveways in their middle years. Those usually need crack filling and sealing rather than replacement.

Menasha Questions

Our Menasha driveway is decades old. Overlay or replace?

If the base is firm, an overlay can save money. If the driveway heaves, ruts or breaks at the edges, replacement with a rebuilt base is the better value. We check before recommending.

Do you serve the Calumet County side of Menasha?

Yes. We work on both sides of the city.

We live near the wetland reserve. Does that change the job?

Wetter ground may need more base and better drainage. We look at that during the site visit.

Can you pave narrow drives on older lots?

Yes. We plan equipment and access around tight spaces.

Should I wait for street reconstruction before redoing my driveway?

Often, yes. New curbs and aprons can change heights. Paving afterward lets us match the new grade.
