Retail Lots and Growing Neighborhoods
Asphalt paving in Grand Chute covers two very different worlds. The town is home to Fox River Mall and is described as the most concentrated retail center in Wisconsin, with acres of parking that carry traffic every day of the year. It is also Wisconsin's largest town by population and by valuation, at more than $2.4 billion, with residential neighborhoods that grew from 18,392 people in 2000 to 23,831 in 2020.
Retail and commercial lots
Large lots take a beating from traffic, delivery trucks, plows and meltwater from snow piles. Maintenance cycles matter: crack filling and sealcoating every few years, prompt patching, and restriping when lines fade. When the surface is worn but the base is sound, a mill and overlay restores it for far less than reconstruction. We phase work so stores stay open.
Driveways in newer neighborhoods
Much of Grand Chute's housing is recent. Newer driveways benefit most from maintenance: fall crack filling and a sealcoat every few years. Where builder driveways were laid over settling backfill, we rebuild the low sections.
Never a village
Grand Chute residents voted in 1984 to pursue village incorporation, but the state denied it in 1985, finding some services better provided by Appleton. It remains a town government, and approaches onto state and county roads follow those agencies' rules.
Interstate access
I-41 runs along the town's west and north sides with five exits, at Prospect, College, Wisconsin, Northland and Richmond. WIS 125 follows College Avenue, and Appleton International Airport lies just west. Lots along those corridors see some of the heaviest traffic in the Fox Valley.
Parks and venues
Fox Cities Stadium, home of the Wisconsin Timber Rattlers, Fox Valley Technical College, Plamann Park and the Gordon Bubolz Nature Preserve all have lots that need event-aware scheduling.
Snow storage on big lots
On large retail lots, plowed snow piles sit for weeks. Meltwater runs across the pavement during the day and refreezes at night, which opens cracks and creates icy patches. Planning where snow goes, and grading so meltwater reaches drains, reduces both damage and slip hazards. We look at snow storage as part of any lot overlay or reconstruction.
Accessible parking
Restriping a lot is treated as an alteration under the 2010 ADA Standards. We check accessible space counts, van-accessible spaces, access aisles and sign locations before painting.
Scheduling
We pave from late spring through fall and seal in dry summer weather. For retail lots, early-morning and overnight work keeps disruption low.
Comparing quotes
Our proposals break work into zones and line items so property managers can plan budgets across several years.
Bubolz Nature Preserve and the west side
The Gordon Bubolz Nature Preserve and the farmland on Grand Chute's western edge mean some residential lots back onto wetter ground. Driveways there are more likely to heave in winter and soften in spring. We look at drainage closely on those properties.

Grand Chute Questions
Can you sealcoat a busy retail lot without closing it?
Yes. We work in sections and at off-peak times so the lot stays open.
When should a commercial lot be overlaid?
When the surface is worn but the base is still firm. Failed areas are rebuilt first.
Our newer driveway has a dip by the garage. Why?
Usually settling backfill. We cut out the area, compact and rebuild the base and repave.
Do you work around Timber Rattlers games and events?
Yes. We schedule around events.
How often should a retail lot be restriped?
HomeGuide puts restriping life at 2 to 5 years. Plows and salt shorten it, and any sealcoat requires restriping.
Do you handle ADA layouts?
Yes. We check accessible space counts and layouts against the 2010 Standards before painting.
How long does a retail lot sealcoat take?
Most lots are done in sections over one or more nights or days, with each section closed for a day or so while it cures, then restriped.
